1. What are the required deposit and payment terms for the Entrance Fee?
Ten percent (10%) of the total Entrance Fee is required to get on the waiting list or to reserve a specific apartment or cottage location and floor plan. The deposit does not "lock in" the cost of your Entrance Fee until you have signed the Residency agreement for a particular unit. The balance of the Entrance Fee is due on the date of occupancy.

2. Will my initial deposit be refunded should I decline occupancy at a time the apartment or cottage I requested is available?
Should a resident or spouse of a resident die, become disabled or suffer a financial crisis after entering into the Residency Agreement before taking occupancy, Brandon Wilde will refund the entire Entrance Fee deposit. However, should a resident decide not to enter Brandon Wilde for any reason other than listed above, Brandon Wilde will refund 60% of the deposit. Exceptions do apply, see your marketing counselor for details.

3. Explain how the Entrance Fee refund provisions of the Residency
agreement will apply to me after I have moved in Brandon Wilde.

When you leave Brandon Wilde, you may be entitled to a partial refund of the original Entrance Fee in accordance with the plan you selected.

  • Under the Refundable Plan, you or your estate is entitled to receive a significant majority of the original Entrance Fee.

  • Under the Traditional Plan, you or your estate is entitled to a prorated refund of the original Entrance Fee during the first forty-eight (48) months of occupancy in accordance with the 2% per month decrease outlined in your original agreement.
Whatever the plan, you will receive your Entrance Plan refund as soon as a subsequent resident has paid the Entrance Fee for a unit of the same type. For complete Residency Agreement details, contact the marketing department at info@brandonwilde.com.

4. Will moving to Brandon Wilde have any effect on my income taxes?
Moving to Brandon Wilde may affect your taxes in two ways. First, regardless of which plan you choose, a significant portion of the Entrance Fee may be used as a healthcare-related deduction on your income tax return. The amount varies according to your unique circumstances. Secondly, under the Refundable Plan only, be aware that the Internal Revenue Service considers refundable fees costing more than its set exemption amount to be the same as a below market rate loan. This means the IRS will impute taxable interest earning each year to the excess portion of your Refundable Entrance Fee.

5. Is the Monthly Fee fixed or is it subject to change?
The Monthly Fee is based on operations costs as well as funding reserves for the cost of future health care and therefore is subject to change. However, because Brandon Wilde operates on a not-for-profit basis for the sole benefit of its residents, Monthly Fee increases have traditionally been modest. The average increase has been 3.1 percent per year.

6. What residential services are offered at additional costs?
Most services are standard and are covered in your Monthly Fee. For an added cost, Brandon Wilde offers: additional meals each day, guest meals, limited guest accommodations, catering for special occasions, beautician and barber services, gift shop merchandise, laundry and dry cleaning services, and covered parking. For an additional fee also, we offer planned group activities to concerts, theatre productions, ballet, group tours, and travel opportunities.

7. Describe the prominent features of the apartments.
Designed for comfort and distinctive living, the apartments at Brandon Wilde also provide maximum safety and accessibility. The one and two bedroom apartments, and cottage units are generously designed to accommodate a variety of living configurations. They also feature: patios; balconies and/or bay windows; spacious closets; fully equipped kitchens with frost-free refrigerator/freezer and ice maker; dishwasher; four burner range/oven; overhead lighting; over sink lighting; ample storage and cabinet space; bathrooms with shower or shower/tub combination and vanities; emergency call systems in bathrooms and bedrooms connected to the central system in the main building for 24-hour security and nursing assistance; smoke detector; central heating and air conditioning systems with individual thermostatic controls; insulated windows; lever door handles; pre-wired central television and telephone outlets. In addition, the individual cottages are provided with a washer and dryer, garage facilities and a private patio or sunroom.

8. May residents further decorate or make changes in the apartment or cottage?
Residents decorate with their personal furnishings according to their own tastes and preferences. However, custom renovations must be approved, are the financial responsibility of the resident and remain the property of Brandon Wilde.


9. What are the age and health requirements for admission to the residential apartments or cottages at Brandon Wilde?
A resident must be 62 years of age. A spouse may be 60 years of age. Residents must be able to live safely and independently alone in an apartment or cottage setting.


10. What is the procedure for admission to Brandon Wilde?
After meeting with a representative of Brandon Wilde, the prospective resident selects an apartment or cottage floor plan, completes either a Waiting List Agreement or a Residency Agreement then makes the appropriate deposit. Within 30 days, the applicant must also complete and submit the Application for Admission. The Admissions Committee reviews all applications and decides on admittance, contingent upon a financial review and the physician's report.
